try Antioch, Concord, Brentwood and Mountain House

However HOA is un-escapable.  Area comment: Antioch is neutral (not very good) but cheap.  Brentwood is good but price is also higher.  Mountain House is newer and higher in price.  high utility cost also (new water supply built).
