Help please: how to sell by owner? I am the seller

I am stuck in the situation to lose 30~40k if selling my house using an agent. Will deeply appreciate it if the big landlords here can teach me how to do 'sell by owner'. I found it easy to get listed on MLS and ad out using http://owners.com.

But need advice on:

* how to schedule a house showing
* how to get the lock
* how to handle the phone calls. Don't want to get too many phone calls to disturb my normal work.
