very informative post, but for value investors, housing price has little or nothing to do with cash flow, in fact, I think the current slower RE market will benefit the longterm rental market, people still need roof over their head..
RE investors need to look at how to minimize upfront cash investment, maximize positive cash flow, providing a consistent cash income, not to scarify with negative cash flow, and pursue an unrealistic ultra high appreciation.
