Call any realtor, tell him/her you have done all the work,

all you need him/her to do is to sign his/her name on the contract as your realtor, but give you 1.5% as realtor credit toward closing.

If he/she does not want to do it, say thank you and move on to the next realtor.

you will find one who will do it. If nobody want to do it, all the realtors in your area must be nuts.By the way, you do not even need a local realtor, anybody in your state who has an agent license can do it.
