If so, it means Stockton housing price continues to drop...Either way I just don't see much appreciation in Stockton area... 20% appreciation seems a lot within next 5-10years but because the base is so low it doesn't seem that attractive....

You may have some cash flow $500/mon with $100k loan? And only if you find decent tenant...(Tracy/Mountain house will be better....)
