What's the impact to me if we go with what they suggested

Thanks you for answering my question:

What's the impact to me if we go with what they insisted:1 month deposite + last two months' rents.Can I keep the last two months rents if you don't pay. I don't see any reason why they want to change to their way. 

Their creidt scores are not good due to the foreclosre. Will it be bad?
