To evaluate the investment opportunity, I will use: 12*(850-333)/50,000 = 12% .

Since you put down 20%, you have 5 times leverage,subtract the financing cost, so you real investment return is be 46%.

I often heard cap rate in this forum, can anyone explain what it is? Thanks.
