No base to charge 3 months of rent in most states

tenant will be liable for all rents (up to the end of 9/2012) until you secure next tenant/lease.

You can not charge tenant 3 months of rent if you find next tenant next week, unless the tenant is willing to settle with you with 3 months of rent payment - which is very unlikely.

It also depends on what was put down on the lease.
