She said she is a teacher/faculty representative on board now. Has a cat (16 years old?). When asked, she said her cat may mess up toilet needs during transition or sick. Cat poos and pees at different location ( I am not sure why). She cannot provide landlord references due to bad relationship. She said he got into her unit without her permission during showings. Applied with 1st month deposit; will pay last month and security (another month) when signing lease. Credit score 654, 98% on-time payment. With total debt close to $5000, and est. Monthly payment of $530. She said low credit score is due to a missed payment because she thought it was auto-pay during her sickness. I thought late pay within 60 days is not reported. Everything else is clean from Zillow report. Advantage: could be a long tern tenant ; very interested to move in. Concern: Cat may mess up; landload relationship. She said she could provide school references etc except landloard. It appears financial may be OK with her 401K savings. Do I need extra credit check on her?
2)Registered nurse, with a per diem side job, slightly higher income, with 2 middle-large size dogs. Filled in handwriiten application and sent photo. I guess she will pay deposit if I ask. 男朋友is in the same town. One dog belongs to her 男朋友. Left message with her current landlord. Her previous landlord gave positive feedback but forgot if she had dog(s) then. She said she had hard time to find places due to the two dogs (She said large size, 8 year old lab mix and 2.5 year old Bernese mountain dog, both fully vaccinated and friendly with both people and dogs). Concerns: two dogs
