大家看看這個buyer agent 是否有鬼？他講的multi offer是真是假？

朋友剛到美國，碰巧看中一個房子，listing price 1.39 million，在我們這裏屬於比較高端的。我們平均房價就 45萬。 就讓seller agent referred a buyer agent，submitted an offer with escalation up to 1.4 million. 然後這個buyer agent came back many times, asked them to raise the offer price to 1.35 million, raise the cap of the escalation to 1.42 million, 他說there is another cash offer with escalation as well. 然後他又要叫朋友直接offer price 1.42 米。 朋友說如果有另外的offer, 你加就是， 沒有的話， 為什麽我要直接offer 1.42 million?
Buyer agent 又要求把deadline extend one more day. 最後一天早上， 給朋友講沒拿到。中午，又問朋友要不要做backup offer. 我看了一下那個房子， list price 就很高， zillow estimate 1.39 million, redfin estimate 1.11 million，government estimation 1.11 million. 不應該會熱門。 居然還有另一個cash offer with full price, and has escalation. 我懷疑那個buyer agent and list agent work together, 騙朋友出高價， 並沒有另外的 offer, 能查到他騙人嗎？
