Out of curiosity, what is the extra $50 charge a month for having a dog for exactly? 
If there is a worry for the dog from your end, please just let me know and it can save us both the time.

My concern is that a dog could increase the normal wear and tear, for example scratches on the flooring, fur/shred clogging the ventilation system and damage HVAC.  Of course these can be controlled by a responsible pet owner...What's size/weight/age of your dog?
