several students (individuals) is what to do if one person can not get along with other people and wants to leave or does not want to renew the lease while others want to stay or renew lease. I brought this up before the lease of a rental (2 year) was signed. One student forfeited deposit to 2 other students who will pay all the rent until they find another one to take over the lease. I will check background (just to make sure not a trouble maker) and have right to reject. Conditions won't change.   

It is more work compared with renting to one family. Large room, small room, rent split, several payments (sometimes from parents)...
