請教找租客的問題

我在密歇根住。最近有個出租房找租客，現在隻有兩家申請。房租$2200 .

1. 男女朋友，女的護士，收入9萬，可以再加班多掙錢，3年前chapter 13 bankerupucies, 剛剛把債還完。credit score 635. 男的收入4萬，在landscaping company 上班一年。credit score 630.

2. a married couple with a toddler and a new born. 總收入10萬，credit scores 450 and 530. 

我現在想租給1，可是擔心女的又file chapter13. 他們也隻是dating，肯定沒有married 的那麽穩定。想聽聽大家的想法。感覺現在找租客挺難的，沒有條件很好的，和去年比是天上地下。謝謝。
