房客要求養一隻狗 (7 lbs pit bull) 做為emotional support animal. Pitbull is one of the dangerous dog species. 她提供了legitimate 醫生證明 (telehealth). 她有焦慮症. 經常有交房租的困難。 這是一個3B3B Apt, 有二個室友. 請教：

 

1。我們知道房屋保險公司對於房客養的狗有品種的限製，否則會有取消房屋保險的可能性. 但房客以這是 emotional support animal  （ESA）的理由提出，FHA好像也不允許房東歧視 ESA 狗的品種。我們能以房屋保險公司不允許pit bull    作為理由拒絕嗎？若不行的話，有何其他理由拒絕？主要是擔心狗咬人後房東的責任問題 

 

2。 若實在繞不開，可以要求房客買renter insurance,  比如有三十萬的 liability coverage 嗎? 現在lease是highly recommended to buy renters insurance,  但沒有強製買。

 

3. Are there any better ways to handle this?
