這個duplex可以買嗎？

我們這downtown, 新房全是duplex, 都賣到89萬到110萬左右了。市場上有個duplex現在在賣, 三層樓, 麵對一個大湖還有山景要123萬. 這房的另外一半2018年賣到118萬. 123萬這邊景色比118萬更好。一共大概有20多橦房子可以有湖景, 周圍全是獨立屋，新的獨立屋都在200萬左右, 這是唯一的dup,這屋主剛開始叫價150萬然後降到137萬, 現在123萬. 因為是downtown, 隻有這一個湖. 比起其他duplex感覺這個有點特色, 光線也好, 一層, 二層, 三層全是麵對湖遠處是山. 周圍不麵對湖的duplex賣到86萬到110萬. 
不知道買duplex應該注意什麽？這房子可以買嗎？
