很糾結，在買一個問題很多的4plex

東北部小城市，超百年老房，好學區，價格25萬左右，月租2500到3000. 有少量白蟻,暖氣爐估計要換，有一氧化碳，水管老化，有滴水，鋼結構水泥deck 結構不穩，估計也得換，價格說不定得上萬。每年地稅大概3%.其他還有割草啊，修理啊等等。

有必要買嗎？
