Just replace the thermal expansion tank

How old is your water heater? It looks like a nice high efficency water heater. The lekage point is at the connection point of your thermal expansion tank (the one with red letters on it). Replace it and adjust the pre-set pressure will fix the problem, DIY will only cost you less than $50.
