Having said all above, if you continue to negotiate with her (as she might have already known), there's huge risk for you to lose everything, that is, let her have the house, let her have the kid, you pay the child support, and may have limited visitation. If this is all you want (I respect you, you are a real good dad and hu*****and), then continue to negotiate with you. If not, like you probably want the joint custody at least, or further, share the physical placement, then you really need to pay an good attorney now.
