I studied a bit on landlord/tenant law in california today.
It seems that if the tenant refuses to move, I will issue 3-days notice to force them to move out or pay full month rent. If the tenant pays, then there is no issue. If not, I will have to go to court to get "unlawful detainer", basically to go in "eviction" process.
The tricky part could be that the tenant agrees to pay for those a few days. I can say "no" and reject the request, but that might have some tricky negative impact in the court hearing perhaps. I am no legal expert, I have no idea how much impact.
