Thank you for your answer. I don't mind to pay a lawyer

a fraction of what I am going to pay for repairing my house. And I don't believe in a $50 lawyer. I did ask the realtor who is dual agent and seller's friend (I only knew this later on). He said the seller had relocated to Asia and seller did not know anything about it (which is a lie).

I just want to know if anybody has the same experiences or has heard of it before.
