Techinically the landlord could not sue for breach of the lease because unless you sign another paper or something, he is barred under statute of frauds.

He can, however, bring a lawsuit for trespass to land. When the lease is expired your right of possession is lost so that not only he can legally evict you, but also he could pursue punitive damage for trespass to land.
