Usually county real estate tax department would have sales data for the purpose of evluating taxable value.  

You can hire an appraiser to do a research report for you, and use that as evidence of the value. 

It is better that both of you agree who to hire, and agree before-hand to recognize that appraised value as final estimate to avoid further dispute.
