the buyer shall have the right .upon provding the seller with reasonable notice . to conduct a pre closing inspection of the property to ensure that the property is in the same state of repair and condition as viewed on the date of this agreement .

買方有權力，在合理地通知賣方之後，做一個pre closing的檢查，以確保房子的情況跟簽合同的時候一樣。

這個條款是保護買方的。reasonable notice不是合理的理由，而是合適的通知，得給對方合適的時間。一般是在close之前的48小時。
