my condo in MA

The lease is complicated, I signed lease mailed to her last year in August(the lease term is from 9/1/2015 to 8/31/2016), but she never signed it. she is paying rent according the new lease. She said it is valid lease. I feel if she did not sign it, it is not valid. we should be at-will lease. am I right?
