5% fee is standard. 5% is larger than 9000 or equal? Are you selling in a rush or you can wait? If not in a rush and they are not willing to cancel for free just put it on the market for 6 months and do not accomodate when showing. Be as difficult as you can. It is easy not to sell a house. Or simply say tenant in place needs 24 hour notification then never be available. So basically you are delaying on selling your house for 6 months.
