出租公寓求建議

各位大俠，有一個問題請教。

我現有一個公寓在找房客，公寓位置極佳，在地鐵站前，好學區。遇見一位來看房的，說是為兒子讀高中要租我的房子，她家在附近但學區不好。她經營一家修車鋪，她先生也自己經營小公司，沒有信用記錄，估計報稅的收入肯定不高。她願意付2個月的押金，她的原文如下：

“It was lovely meeting you today. You are a very warm and nice person. 

Thanks for taking the opportunity to write me an email. I can pay you two months rent in advance if I miss any payment (which will never happen) you can write in the lease that you are entitle to keep the both months deposit. 

I will never disappoint you with rent because all this we are doing for our son. 

I hope you can feel the sincerity. Rest you can tell me how can I satisfy your curiosity.”

她人看上去挺真誠的，如果租給她，會有什麽潛在的麻煩嗎？我在Northern VA.
