Please advice -- legal issue in China

Dear friends,

My dad (78 years) is going to remarry in China.  Before he remarries, he wants to transfer the house to me ( the house was bought several years ago, I sent almost all the money from US to help paying the house)  The house is titled under my mother and my dad.  My mother passed away.  I am the only child.

Since I am a US citizen, what is the best way to do this?  Gift or will?
