A title search may not reveal the lawsuit unless a lis pendens is recorded. You may contact the other owner to see whether there is a lawsuit pending. Although the suit sounds frivilous, you may be attached later on if you buy it. Even though the suit may not mean anything, you may get extra headache from dealing with it.
