But I do not think the landlord will take it to court. The overall charge is about twice the deposit. Landlord has already got the $900 and I bet he will not take that much trouble to get only $900.

Even he does and he wins, the maximum amount he can get will never be over $900. Think about it, the judge knows it is the replace carpet and re-paint the wall stuff, the landlord has to take the normal "Wear and Tear" loss. It will be totally unfair if the whole amount of repair is paid by tenant. Half and half is the best the landlord can get. Landlord knows it. I myself am a landlord.
