我們該付這筆3500的維修費用嗎

我們的小商鋪十年合約,還有一年到期。今天房東突然過來說屋頂壞了、要整個屋頂翻新,讓我們出一半的錢。屋頂是很舊了,之前有漏水的情況我們也自己修好了沒有讓他出半分錢。現在沒有發生漏水情況。這房東是去年新接手的,因為他想用這個店麵所以想方設法趕我走。而且我確定他是不會再租給我了。現在讓我們兩周內必須拿出3500(一半的維修費用)要麽搬走要麽維修。我把租約裏關於維修部份的貼出來大家幫我看看。我的問題是:翻新整個roof是屬於repair還是 improvements.我知道租約寫著大件維修需要兩方一半一半承擔。現在不漏水了,這還是屬於必要的維修嗎,需要經過我們的同意嗎?我們畢竟還有一年就到期了,租金也就一千不到一個月。快搬走了還要出這筆錢很冤枉。如果拒絕,他們有權現在趕我們走嗎?這房東是典型的紅脖子老白,很蠻橫無理。之前就各種想法設法為難,逼我們走。好不容易消停了幾個月又來了。我們在oklahoma洲。請大家幫我參謀參謀。感謝!

Repair

During the lease term,tenant shall make,at Tenant’s expenses,all necessary repairs to the Leased premise.Repairs shall include such items as routine repairs of floor, walls, parking,ceiling and other parts of The Leased premises damaged or worn through normal occupancy.The client accepts responsibility for the roof and heating and air condition for the first year.For the remainder of the contract the repairs or replacement for such major mechanical equipment will be split 50-50 between the client and tenant subject to the obligations of the parties otherwise set forth in this lease.
