投資房capital gain 問題

有點糊塗，問問明白的大家，如果一個有貸款投資房，賣了後基本上沒有captial gain, 因為不好賣，貸款利率又高，如果從自主房裏多貸款出來，還掉投資房貸款，那麽會影響投資賣掉後capital gain value嗎。
