房客挑起事端續，mold test結果，阻礙修理拉city介入

接幾天前的 漏水修好後，房客挑起事端，報保險公司以防萬一

 

AAA環境專業公司的technician來看了衛生間天花板，說要做衛生間air quality檢查（$450），另外在天花板上取樣化驗mold （$150）。房客一直關閉衛生間的門還把門縫用濕布堵著。Technician用一個小盒子儀器收集衛生間的空氣，要用電，而房客在漏水時怕漏電就把衛生間的電源全關了，所以前幾次我們去看天花板都用手機打燈，這時隻好臨時從廚房接電源。收集空氣需要閉衛生間門五分鍾，我們都等在門外。房客夫婦戴著N95防毒麵具站得遠，這時technician和房客說他不認為mold嚴重、空氣也沒有異味，房客爭辯說漏水已發生幾天，mold可能已經消失了很多，但他們當時馬上做的mold test結果就是有mold。

 

Technician問是什麽test，房客說是home test kit，還拿出培養器皿讓他看mold生長了很多。Technician告訴房客這樣的test是不準的，菌分很多種，有些繁殖得快，但並不代表就是mold。我有點擔心這幾天衛生間的門都關著，會讓濃度變高，Technician說mold在空氣中必須在某個濃度之上才能算不合格，一直關著門反而讓衛生間裏的空氣沒有摻雜室外環境的空氣，因為很多地方本來空氣中就有黴菌。

 

Technician又在天花板上取樣，另外也在房子室外收集了空氣，所以一共是三個test。一般是24小時出結果。

 

第二天下午，technician發來短信：“The air quality was fine and normal. The tape sample I took up in the ceiling also was clean with no fungi detected”，附上的檢測結果裏衛生間空氣中的菌值遠低於不良標準、也遠低於房子室外測到的菌值，天花板取樣的結果是mold未檢測到。

 

我大鬆了一口氣，這個結果太好了！我想過mold不會多，沒想到是沒有，以後房客如果再說影響健康，這份報告就很關鍵。於是馬上把檢測結果轉發給房客太太、保險公司和Board of Health，並告訴他們隔天之後開始修天花板，我想這次房客總沒話說了吧，

 

但我想的還是太simple了，晚上房客先生直接發來一封信，這時才發現這個先生大概才是在幕後一再發難的人。他信裏提到town的說法，和inspector上次與我通話的意思不相符，到底是我理解錯了還是他理解錯了？

"We’ve reviewed the AAA report and want to be clear: it does not change the legal status of the unit. The Town has already classified the property as  Endanger based on visible mold and structural ceiling damage. That’s not open to interpretation. It's a formal health violation that requires correction.

 

While the AAA air sample may have shown low airborne spore levels at the time of testing, that does not negate:

 

The confirmed surface mold growth from our lab report (taken shortly after the ceiling collapse)

 

The visible conditions cited by the Health Inspector.

 

The documented mold damage in the bathroom and surrounding areas, as noted in the Board of Health order

You need to work with a licensed remediation firm and address this properly.

 

At this point, we expect full compliance with the Town’s directives. ..health code violations are not negotiable or dependent on lab interpretation. Please ensure all remediation is handled accordingly ...."

 

他現在發現不能阻止我修理，於是拿town的指令來壓我要做professional mold remediation，但即使在我做專業mold test之前，inspector也並沒有這樣要求我，我不相信房客說的。何況我現在也有報告在手。為避免分歧，謹慎起見，我先去找Town裏Board of Health問清楚。
