請教：是否應claim qualified business income (QBI) for rental

正在填稅表，看到一項選擇是QBI，我們基本符合條件（即250 小時工作在修理rental property）。好想可以deduct 20% rental income。 我們擔心這樣做就consider renal as a business but not investiment. 不知這個是否影響rental loss deduction due to maintenance and depreciation of property improvement.
