梁山sl & 老虎灘 : how about gas station NNN lease?

I saw there are gas stations for sale, 20 years of NNN lease, Cap rate >7%, 10% incease every 5 years, they sound attractive to me.  The gas station was bulit 35 years ago but renovated recently.  What kind of risks there will be?
