any advice on getting the money to start a business?

we plan to open a small business which needs about 200k-250k investment. We have only 100k cash at hand.

Can anyone help us to decide on the ways to get the initial money?

1. take money from our 401k account. I am not sure if we need to pay any penalty or not; we need to pay for the tax, right?

2. try to get a SBA from bank which I heard is very hard at this time;

3. borrow money from family. My parents said that they can sell one house in Bejing. (it's the SI He Yuan) is this a good time to sell?
