Discount factor 的rate 設在8% 好像太低了，一般這樣的公司都得是at least 10%, 是否高

估以後的股價 （if it's 10% or 12%, the estimated stock price will be considerable lower)？.... 很多這樣的econ model, 如果assumptions不realistic, 也就是garbage in, garbage out.....
