根據澳大利亞和新加坡的雙邊稅務協定,

income from real property may be taxed in the Contracting State in which the real property is situated.

 

也就是說，你新加坡房子的 capital gain 隻應該向新加坡交稅。但在澳洲報稅時也得declare, 然後好象澳洲會把你這部份海外收入加上你的澳洲收入算出總收入，再按總收入所相應的稅率征收澳洲部分的收入。

 

我的想法是澳洲的foreign income tax offset以及所謂的residential tax exemption restricted to property used as primary residence都跟你沒有關係了
