購投資房時的 “owner title insurance” 問題

看中了本地的一個獨立屋，售價21萬三，準備現金購入後用於出租，房子是2018年建的，隻有一個owner,準備下周交割(closing), in regards to "owner's title insurance", (cost $1100), lawyer says if its bank  loan, then not needed, however, because it is cash sale, so he strongly recommends, 我們有些猶猶豫，不知要不要購買這個'owner's title insurance".
