用超高房貸買豪宅 碧昂絲夫婦等富豪都這麽做

Griffin)間有一個共同點,那就是他們都借了上千萬美元的房貸來買豪宅。
華爾街日報(WSJ)報導,這項趨勢一反過去這些超級富豪都用現金來買他們的超貴豪宅的傳統。房貸專家表示,近來這幾年會逐漸出現這種“超巨額房貸”的原因,主要是因為全美國房地產價格的高漲,以及利率曆史性低點的環境,這鼓勵了這些有錢買家借錢來買房子,並將現金投資到其他地方。
據公開資料顯示,碧昂絲、Jay-Z夫妻去年向高盛集團貸了5280萬美元來買他們在洛杉磯的8800萬美元豪宅,初期的利率是固定的3.4%,但從2022年起就轉為浮動。房貸專家表示,這代表了這對夫妻將可能從一開始,就必須每個月付超過20萬美元的房貸。
雖然這些巨額房貸的貸方總數目前相對整體市場仍是少數,但數量卻是逐漸在提升。據房地產研究公司CoreLogic數據,目前全美233筆金額介於1000萬至2000萬美元的巨額房貸,有近23%是從去年開始貸款,另外近16%是從今年開始,而且當中有極不符比例的123筆是源自加州,另外40筆是源自佛羅裏達州,31筆是源自紐約。
