急問closing fee 中discount fee 是什麽意思

房子要close了，發現closing fee 裏 有一項叫 discount fee的，lender 說是和 escrow account waiver 有關係。我們不明白是什麽意思，請問誰能解釋一下 escrow account 是什麽意思？ 多謝了！
