今天有一個買主,給了一個offer,是關於一個兩房的apartment。我今天剛剛完成一個同樣的單元,售價八萬二。Realtor打電話告訴我這個offer,說是出價七萬五firm。我告訴他不要浪費時間,也不要寫offer給我。但不管怎麽樣,offer還是來了。好玩的是,買方還給我寫了一封信,現抄錄如下:

Dear Vendor,

 My name is John Doe and I am a real estate investor representing a group of investors as well as myself. We own three units in XYZ building as well as other properties in the Lower Mainland. As we have recent buyingexperience in the building, and have heard through the grapevine what you have recently bought these units for at whole sale price, we trust you will find the following offers are fair and at market value. Looking forward to working a deal with you.

Offer Options:

 1) $75,000
    Points: We would require vacant possession as the unit would be undergoing extensive renovations making the unit unlivable upon possession. We believe this offer to be very fair as we recently(March) purchased a more impressive unit in the building for $65,000

 2) $70,000
    Points: We take swift possession with current tenant intact. This lower sale price is necessary for this unit to work for us if the current tenant stays as this enables the unit to be self-sufficient with a 25% down payment. This is the only type of property my team is interested in.

基本意義就是說:我們在這個樓裏已經擁有三套,所以我們知道底細,也知道你的批發價,並且我們去年三月買的一套比你的還好,六萬五,所以我們給你七萬或七萬五對你來說夠公平了。哈哈!並且,隻有這個價格我們可以操作,否則我們沒辦法操作了。哈哈!!

買方是知道現在售價是八萬二的。
