SUMMARY:受世界各地感染新冠病毒人數激增消息的影響,今天(2月24日星期一)華爾街股市開盤大跌,道瓊指數跌幅一度超過1,000點;各路資金紛紛逃離股市,轉而購買黃金及美國長期國債等安全資產避險,因此推高了美長期國債(10年期,30年期)的價格,壓低了國債的回報率。這種現象傳導到房貸二級市場,就是房貸利率跟風下跌!
同時,利率曲線倒掛(yield curve inversion)的現象越來越明顯,也就是說短期利率(如10年固定、15年固定)和長期利率(如30年固定)之間的差距在縮小,因而出現了30年固定的長期利率在下跌,而10年固定或15年固定的短期利率卻基本維持不動的景觀。
目前重新貸款50萬的利率,30年跌至近8年的最低點3.25%,15年仍然保持在3.00%,購房貸款50萬左右,30年固定的利率仍為3.25%,15年仍為2.875%。
順便提醒一下:如果想鎖定一個理想的利率,你首先應盡快選定一家貸款公司開始遞交房貸申請,著手準備材料,然後等到利率滿意的時候下手鎖定利率。現在重新貸款的人很多,各家貸款公司都在滿負荷運轉;同時現在利率變好通常維持的時間很短,如果你等到利率變好的當天再下手開始申請,很有可能會貽誤時機。
