deposit 代替房租

新年好！

我們的房子租給了一家老墨。房租總是拖欠。現在他們在買房子，但遲遲未能close. 也不知道是什麽原因。他堅持不付這月房租，要用deposit來代替。搞的我們頭疼。雖然他的deposit是兩個月的房租，但是怕他遲遲不close，拖到下個月也不交。房子外麵是一塌糊塗，不知道裏麵怎樣。大家有什麽好主意嗎？謝謝了！
